What NOT to Say During a Real Estate Showing

Hey, savvy house hunters! 🏡👀 Showings are your chance to explore potential new homes and ask all the right questions, but there are also a few things you might want to keep to yourself. Whether it’s to maintain your bargaining power or just to keep things professional, here’s a quick guide on what not to say during a real estate showing.


1. “This Is My Dream Home!”

We get it—when you find a home that ticks all your boxes, it’s hard not to get excited. However, letting the seller’s agent know that you’re head over heels for the property can weaken your negotiating position. If the seller knows you’re in love with the home, they might be less willing to negotiate on price or other terms. Play it cool and save the enthusiasm for after the deal is done.


2. “I Can Afford Up to [X Amount].”

While it’s important to have a budget in mind, you don’t want to reveal your top number during a showing. Mentioning how much you can afford could lead the seller’s agent to push for a higher price, especially in a competitive market. Keep your cards close to your chest and let your offer speak for itself.


3. “We’re Definitely Going to Make an Offer.”

Even if you’re planning to make an offer, it’s best to keep that to yourself during the showing. Telling the seller’s agent that you’re going to make an offer can reduce your flexibility in negotiations and might even prompt other interested buyers to act faster. It’s better to discuss your intentions privately with your agent first.


4. “The Neighborhood Seems [Negative Comment].”

While it’s totally normal to have concerns or questions about the neighbourhood, avoid making negative comments during the showing. You never know who might be listening, and you don’t want to offend the seller or hurt your chances in negotiations. Plus, who knows? The seller’s agent might even live in the area too! Awkward!! If you have concerns, discuss them privately with your real estate agent after the showing.


5. “We’ll Fix That as Soon as We Move In.”

Not every home is going to be perfect without your TLC, but pointing out issues and immediately planning how to fix them can send the message that you’re willing to take on the costs of repairs or upgrades. This might make the seller less inclined to negotiate or offer concessions. Instead, take mental notes and discuss any necessary repairs or updates with your agent later.


6. Any Personal Financial Details

Your financial situation is private, and there’s no need to discuss it during a showing. Sharing too much about your finances could affect your negotiating power or even influence how the seller’s agent views your offer. Save those details for discussions with your real estate agent and your lender.
